Kingman: An Overview
This city with the royal name is the county seat of Mohave County, and the heart of the historic Route 66. Located in northwest Arizona along Interstae 40 and U.S. 93, Kingman is also at the center of the scenic Hualapai Valley between the Cerbat and Hualapai mountain ranges.
The city of Kingman has an elevation that ranges from 3,300 to 3,800 feet above sea level. Being the county seat, it has a higher population than the other cities surrounding it, and is expected to grow at a higher rate. As of the 2000 census, the estimated population of Kingman was 20,069. An estimated 15,431 residents were living just outside the city limits, for a total effective population of approximately 35,500.
The city of Kingman is best known for being along the longest remaining preserved stretch of Historic Route 66. Known as an all American highway, Kingman's stretch of this historic route recently received national recognition as a National Scenic Byway. Visitors from all over the country visit Kingman to get their "Kicks on Historic Route 66."
The U.S. Census Bureau has predicted that the Kingman area will move up to metropolitan status after the 2010 census. The city's quality housing, excellent schools, low crime rate, clean environment, parks and regional attractions, available land and natural resources, and the pleasant year-round weather are just a few of the positive factors that have attracted new residents and businesses to Kingman.

As you may know, Kingman is growing by leaps and bounds. Our growth rate is one of the highest per capita in the nation. Kingman's location on I-40, Route 66, and Hwy. 93, between Las Vegas and Phoenix, has long been overlooked. With our mild climate and close proximity to popular recreation areas such as the Grand Canyon, Lake Mead, Las Vegas and Laughlin, Kingman has taken notice with the baby-boomer population and investors.
Kingman is considered high desert, with a wide variety of vegetation, and has a very mild climate at 3,340 ft. elevation. July is our hottest month and has an average high of 95 degrees. Kingman is consistently 15 degrees cooler than Lake Havasu, Laughlin, and Las Vegas. People are learning that they can make a short drive to some of their favorite destinations but live in a climate with suitable temperatures.
Mohave County boasts 1,000 acres of shoreline on various lakes and rivers and is a popular recreation area for tourists. Lake Mead, Lake Mohave, and Lake Havasu, are created by the Colorado River. The Hoover Dam, Davis Dam and Parker Dam create all three lakes. Kingman is centralized within an hour to all of these popular recreational areas. Kingman is also a major route for tourists on the way to the Grand Canyon.
Mohave County is becoming one of the fastest growing counties in the state of Arizona. Rhodes homes alone, boasts building 130,000 homes in the next 10 years. As of 2003, Mohave County's population is 171,000 and is expected to double in 10 years. Major homebuilders like Celebrate Homes, Rhodes Homes, KB Homes and Scholl Homes are taking notice of the Mohave County/Kingman area. Kingman is mostly noticed because of our endless land, water supply, mild climate, and location to major freeways en-route to popular cities.
Las Vegas, Lake Havasu and Southern California are running out of affordable land. Builders are searching for developable and affordable areas to invest in and build and Kingman is the next hot spot.
Kingman has two major aquifers, the Red Lake aquifer, and the Sacramento Valley aquifer, both with a very stable supply of water.
Kingman's economy is becoming stronger every year. With our location between major cities like Phoenix, Flagstaff, Las Vegas, and Los Angeles, major distribution companies are putting sites in the Kingman area. The Kingman Airport Industrial Park is located on Route 66, 3 miles north of I-40 and Hwy. 93. Kingman's Industrial Park has 4,500 acres of very usable city land with utilites, a runway big enough to land a 747, and access to a major railway. Distribution centers like True Value, Goodyear Tire Co., American Woodmark Corp, Northstar Steel, and Guardian Fiberglass Inc. have called Kingman home for several years. Tyson Foods is rumored to be coming as well. A Wal Mart distribution center is on its way in the Kingman area. It will employ up to 700 people.
Kingman's popularity will continue to grow because of the Can-a-Mex trade route running from Mexico to Canada, directly through Kingman on Highway 93. Kingman will also become 20-30 minutes closer to Las Vegas upon the completion of the Hoover Dam Bypass scheduled for 2008. Currently Kingman is 100 miles south east of Las Vegas and is approximately a one hour and 45 minute drive.
Companies such as Super Wal-Mart, Home Depot, Staples, PetCo, Lowes, Target, are all here in the Kingman area or on their way. Restaurants and companies such as Chilies, In-n-Out Burger, Cracker Barrel, Golden Corral, Olive Garden, Starbucks and many more are here or on their way as well. These companies all do their homework and know their demographics better than anyone. By watching large companies move into the area it shows the location is prime for growth and development.
